As we step into February, the Northeast Georgia real estate market is giving us some key indicators of what’s to come in the months ahead. One of the most telling metrics? Pending sales. These represent the number of homes under contract but not yet closed, giving us an early glimpse into market activity. Nationally and regionally, pending sales are up, signaling that buyers are still in the market and ready to make a move.

While activity is picking up, sales prices remain steady, even as the average days-on-market continue to rise. Homes are sitting longer before going under contract, reflecting a more patient and discerning buyer pool. Sellers should be mindful of this trend—pricing competitively and ensuring homes show well remain key strategies for a successful sale.

And what about interest rates? If you’ve been waiting for them to drop, it’s not happening just yet. Mortgage rates continue to hover around 7%, keeping affordability a challenge for some buyers. With rates expected to stay in this range for the first quarter of the year, we likely won’t see any major shifts in the market until later in 2025.

So, what does this mean for you? If you’re a seller, be prepared for a longer timeline and ensure your home is priced appropriately. If you’re a buyer, more inventory and less competition could work in your favor. And if you’re on the fence, I’m here to help you navigate the best strategy for your real estate goals.
