The real estate market saw notable shifts this quarter. While Gainesville/Hall County sales are up and rising, other parts of Georgia felt more of a decline. I believe we will see steady sales for September, October, and November.

 

Month-Over-Month Trends: Active listings increased by more than 5%, but the number of Listings Under Contract dropped by over 8%.  Despite these changes, the market remains mostly in Seller's Market territory.

 

Year-Over-Year Trends: Compared to last year, the market is showing signs of tightening. Sales have dropped 15%, and price reductions rose 11%. Sellers are receiving less of their original asking price. Homes are staying on the market longer. Failed listings have gone up. The percentage of closed sales with Seller-Paid Concessions has increased over 6%.

 

While median home prices have increased, the days-on-market have gotten longer and overall sales are down. The local market still shows price-resilience though. This is proven by the continued demand and competitive market conditions even as overall activity slows.
