Is it just me or did summer come and go too quickly? Labor Day is here and fall is approaching soon. Though I'm headed toward my 21st year as a Realtor this fall, I am wrapping up my first year as a solo agent. Well, the word "solo" is a little misleading. I work with a talented group of supporting individuals including showing agents, my transaction coordinator (more about Brittany below), and a great group of vendors who help my sales move smoothly. With their help, and the dedication of new and old clients, I am happy to report I have closed over $17 million in sales my first solo year. THANK YOU to all my clients who made this possible! This career is my passion and I am truly blessed to make a living doing what I love. Your referrals to family and friends are the heartbeat of my business and much appreciated. As we move out of spring and summer, which are traditionally considered the peak selling season, I am encouraged by what I see in our local market. Fall brings the letting go of leaves to reveal beautiful lake views. It's also time to highlight outdoor entertaining spaces and use those lovely outdoor fireplaces. So, goodbye summer and hello fall, we welcome you!

This month, I want to focus on the thing that seems to be taking sellers by surprise in this new, shifting market - Days on Market (DOM). We have been seeing an upward trend toward longer DOM in all markets. Gone is the crazy time of 30 offers in 3 days. In the August Hall County market, the average DOM was 22. Because of this new trend, pricing is more important than ever. With low appraisals starting to creep back in and inventory slowly increasing, you have to be priced right to get a solid offer in the first 30 days. As we head toward a more neutral market, I continue to believe it is still a great time to buy AND sell.

This is easily one of my absolute favorite lunch spots of all time. I meet friends, colleagues, and clients here on a weekly basis. My favorite lunch is their ginormous grilled chicken house salad with delicious toppings and the best homemade mustard dill vinaigrette dressing. Headed to a gathering this Labor Day?

Growing up, my Mamaw made the best baked beans! In fact, once I became an adult and started going to potluck events, I often asked her to cook them for me to take. Before long, people started requesting "Mamaw's Baked Beans" for every event. It made her happy to make them and you could tell they were made with love. We keep Mamaw's recipe a secret, but here is one that is a close second!
