Is it just me or did summer come and go too quickly? Labor Day is here and fall is approaching soon. Though I'm headed toward my 21st year as a Realtor this fall, I am wrapping up my first year as a solo agent. Well, the word "solo" is a little misleading. I work with a talented group of supporting individuals including showing agents, my transaction coordinator (more about Brittany below), and a great group of vendors who help my sales move smoothly. As we move out of spring and summer, which are traditionally considered the peak selling season, I am encouraged by what I see in our local market. This month, I want to focus on the thing that seems to be taking sellers by surprise in this new, shifting market - Days on Market (DOM). We have been seeing an upward trend toward longer DOM in all markets. Gone is the crazy time of 30 offers in 3 days. In the August Hall County market, the average DOM was 22. Because of this new trend, pricing is more important than ever.
