October has always been my favorite month — there’s just something about the changing leaves, the slower pace, and the feeling that the year’s best moments are still unfolding.

With more inventory available, buyers have a stronger hand to find the right home at a competitive price.
For Sellers
Competition among sellers is increasing, with more homes coming onto the market and longer times required to sell. Price reductions are more common, and fewer sellers are receiving full asking prices. Homes that do sell often include concessions, making it essential to price accurately and maintain excellent condition to attract buyers.
Bottom Line
The market remains a seller’s market, with median sales prices rising slightly. Sellers must be strategic, while buyers can take advantage of increased inventory and negotiation flexibility. Overall, thoughtful pricing and preparation remain key for sellers, while patient, informed buyers are positioned to benefit from the current market conditions.
