It's my favorite time of the year, FALL! Bring on football, soup season, sweaters, and nights spent by the fire. There are so many great festivals this time of year to visit. I will definitely be at Mule Camp this weekend and hope to see you there! I want to send a big “thank you!” to all of you who joined me at my "Market Scoop" event at Kilwins last Sunday. It's always a blast getting to catch up with you, and it truly brings me joy to hear about

but sales prices ARE NOT!

If you watch the nightly news, you are hearing a lot of doom and gloom about our current real estate market. Has it taken a turn from the last 3 years? Yes. Is it by any means terrible? No! In fact, if you buy today at an 8% interest rate, you are going to pay a lower purchase price than you will when the rates dip back below 7% in an unknown future. As mentioned in my last few newsletters, I am seeing longer days on the market and inventory slowly creeping up. However, due to the major shortage, its going to take many months, maybe even years, before we see prices start to drastically drop.

The Fall in Home Prices May Already Be Over

After declining on a year-over-year basis for five consecutive months—the longest run of declines in 11 years—U.S. home prices rose in July.
