Hello friends,

November came in quickly for me!  As the year begins to wind down, I’m reminded of all the reflections and transitions that come with the season. With shorter days and crisper air, it’s the perfect time to nestle in, enjoy the comforts of home, and look ahead to what the new year might bring.

 

This month, we’re seeing unique resilience in our local real estate market. Despite fluctuating interest rates and increased inventory, home prices are holding steady. We’ll explore what this means for both buyers and sellers in our area and how it may impact your plans moving forward.

 

November is also filled with wonderful community events, and we’re excited to highlight a few local favorites for you and your family to enjoy. We’ll also give a shout-out to one of our trusted vendors, and I’m dishing about a favorite Thanksgiving recipe.

In October 2024, Georgia’s housing market showed solid activity, with demand for homes staying high despite a continued shortage of inventory. Key areas like Atlanta, North Georgia, and the suburbs around Savannah experienced competitive conditions, driven by Georgia's strong job growth, diverse economy, and desirable lifestyle. While elevated mortgage rates made affordability a concern, particularly for first-time buyers, the market for luxury and executive homes remained resilient, with cash buyers and those able to leverage equity staying active. Many sellers in Georgia offered incentives, including rate buy-downs and flexible closing terms, to attract more buyers. Overall, Georgia’s market in October 2024 leaned towards a seller’s market, with steady price appreciation and quick turnover for well-priced properties, especially in high-demand areas.
