☀️ Hello, friends!
I’ve written many May newsletters over the years, but this one feels a little different—and a lot more emotional. For the first time in 13 years, I find myself feeling sad about the school year coming to a close. Our son, Sean Paul, will be graduating from North Hall High School, and this mama’s heart is bursting with pride and a few bittersweet tears. To all the young moms out there: I know you've heard it before, but I’ll say it again—the days are long, but the years are short.
Through the tears, there’s also a deep sense of excitement. Sean Paul is spreading his wings and heading off to Georgia Southern this fall, and we can’t wait to see all God has in store for him! And the celebrations don’t stop there—our son, Charlie, is graduated from Georgia Tech this month with High Honors in Computer Science. We are incredibly proud of his hard work and dedication.
As life transitions, so does the market—and the spring real estate season is in full swing! Homes are moving, sales are up, and there’s a refreshing buzz of energy in our community. In this month’s issue, I’ve highlighted some of my favorite local events and happenings that bring that springtime joy to life.

The Northeast Georgia real estate market is picking up steam, with more homes hitting the market and buyer activity staying strong. Here’s what buyers and sellers should know:
Market Trends
New listings and inventory increased last month, giving buyers more options. Pending and closed sales rose as well, keeping the market leaning toward sellers. Compared to last year, there are more homes on the market, but buyers are taking more time, and the percentage of homes under contract has dipped slightly. Homes are also staying on the market longer.
For Sellers
Competition is rising. Nearly half of all sales involved price reductions, and fewer sellers are getting their original asking price. With longer days on market and more expired listings, strategic pricing and strong presentation are essential.
For Buyers
With more choices and longer marketing times, buyers have more negotiating power. Over half of recent closings included seller-paid concessions, making it easier to save on upfront costs.
