Raise your hand if you know what I mean when I say “May Madness is here?” This month is always a crazy one if you have school aged kids. There are end-of-the-year parties, graduations, moving kids home from college, teacher gifts to buy, kids camps to book, and the list goes on before we can officially start singing the classic Alice Cooper song "School's Out for Summer". Speaking of school, please note my teacher appreciation promotion this month, more details are below. One thing I love doing in May is helping families buy, sell, and get settled before the new school year begins. With the movement I am seeing in the market I can make this happen for you if you're ready for a change. As is typical in spring, the May market is heating up a bit. Hall & Dawson are up from last month in sold properties, while Forsyth took a slight dip. One thing that is consistent across all markets, listing inventory is down. I feel like a broken record at times continually saying “…inventory is low,” but it is. Until we have more inventory to sell, the prices are not going to bottom out. A slight dip, maybe, but I do not see any major change in home values happening any time soon.
Why aren't more people listing their homes? One reason is the interest rates. If you purchased your home at a 2-3% rate, it's hard to consider selling, paying more for your new home, AND taking on a higher rate. An interesting thing I'm starting to see advertised is the assumable loan. If you are considering selling, check your loan terms to see if your mortgage is assumable. You may be able to ask even more for your home if it is! More on the assumable loans in next month's newsletter from a lender’s point of view.

This month I want to share a fun Lake Lanier vendor with you, Gnarly Marsh. I met one of the creators/owners at Waterfest, Chuck Alsdurf. Chuck and his partner, Brant Cook, dreamed of this idea in college. Paddle boards and kayaks are cumbersome to move and store and can be quite costly. Thus, the awesome idea of a self-serve paddle board and kayak station was born!
The guys built the Gainesville/Lake Lanier shack as the very first for Gnarly. We can’t wait to see what other waterways they expand to, bringing easy and affordable access to paddling for all.
