I always say I wish I had a crystal ball! One thing I can say with certainty about our current market is the pent-up buyer demand will continue to keep our market steady or upward trending. The biggest issue in our local market and across the United States is the lack of affordable housing. In Gainesville, we are hopeful to help with the introduction of our micro-housing.

 

On a local level, we still have a shortage of listings below the $750,000 price range with a 3-month supply average. In the luxury price point, we have 7-month supply which is down from over 12 months’ supply just a couple months ago. That's great news for the luxury market which had been getting very stagnant.

 

Interest rates as of today are still at or slightly above 7% for a 30-year mortgage. However, buyers are getting to take advantage of more negotiation than we saw when rates were around 5%.

Our friends at Raven Residential are planning an incredible opportunity for Gainesville. They are building a “Micro-Housing” community, set to be on Washington Street, breaking ground soon! Here are some of the details we have:
