Market Trends
Across Northeast Georgia, new listings slowed recently, and overall inventory dipped slightly month to month. Even so, homes are taking longer to sell, and closed sales eased, which pushed the market closer to balance. Months of supply now sits just under six months—still favoring sellers, but with noticeably more competition than this time last year. Compared to a year ago, inventory is higher, homes are lingering longer, and pricing strategy matters more than ever.
For Buyers
Buyers are finding more options, more time to decide, and more room to negotiate. Most recent sales included seller-paid concessions, and price reductions have become common before a home sells. With longer days on market and fewer multiple-offer scenarios, patient and prepared buyers are gaining leverage—especially when they focus on well-priced homes.
For Sellers
Sellers are still closing deals, but expectations must align with today’s market. Homes that are priced right and show well continue to attract buyers, while overpricing leads to longer market times or failed listings. Fewer sellers are achieving full asking price, and thoughtful pricing from day one is now essential to stand out amid growing competition.
