With record-high temperatures sweeping through North Georgia last week, I hope you’re finding ways to stay cool and make the most of these final weeks of summer. Market Trends
As summer heats up, the national AND local housing market is beginning to cool slightly. Pending home sales declined in June, but overall inventory still increased. While more homes are becoming available nationwide, affordability remains a challenge due to high interest rates. That hesitation is translating to slower contract activity—though there’s still consistent movement from both buyers and sellers. While it’s still technically a seller’s market, the momentum is clearly shifting.

 

For Buyers
This is a good time to be looking. There are more homes to choose from, and properties are staying on the market longer, giving you more breathing room. Fewer bidding wars and an increase in seller concessions mean you may have the opportunity to negotiate more favorable terms—whether that’s on price, closing costs, or other benefits.

 

For Sellers
Buyers have options, and that means sellers need to bring their A-game. Strategic pricing, staging, and flexibility are more important than ever. Many sellers are now offering concessions and adjusting their price to stay competitive. Homes are taking longer to sell, and fewer are closing at or above asking price. Still, the overall value of homes continues to hold strong, and well-presented homes that are priced right are still moving.
