The North Georgia real estate market continues to demonstrate its resilience and dynamism across various price segments. Here’s a detailed look at the current landscape:
Properties Below $500K This segment remains vibrant with a healthy turnover. We currently have about a three-month supply of homes, indicating strong buyer interest and consistent sales activity. If you're looking to buy or sell in this range, the market conditions are favorable and offer plenty of opportunities.
Properties $500K - $1M In this middle tier, the inventory has increased slightly, leading to longer days on market. Homes in this category are now averaging over 90 days before selling. While this suggests a more competitive market, it also provides buyers with more options to consider and sellers with a slightly extended timeline to find the right buyer.
Properties Over $1M Interestingly, the luxury market has seen a positive shift. Inventory in the $1M plus category has decreased to just under eight months, a notable improvement. Even more impressive is the reduction in the average days on market, which has fallen to below 40 days. This swift turnaround time signals robust demand and a strong market for high-end properties. This favorable trend in the luxury segment is a promising sign for the North Georgia market, reflecting a growing confidence among high-end buyers and an increased pace of transactions.

My entire life I’ve dreamed of visiting Italy. This year, it happened! My stepdaughter, Catherine, studied abroad in Metz, France, through Georgia Tech this summer. I took advantage of this opportunity and we planned our annual girls’ trip to Lake Como this year. It was everything I’d dreamed of and more.
