Education is the key to success and that couldn't be any more true when it comes to real estate! *Insert, your favorite Realtor ;)* I write this month's introduction to educate you on our current market shift. We are exiting a seller's market and are headed toward a neutral market. Inventory is making a very slow but steady rise. Interest rates have risen, but are still hovering around a low 5%. In my opinion, this sets up both buyers and sellers for a win/win situation in the next couple of months.
Gone are the days when sellers can name a "pie in the sky" listing price, as well as buyers clamoring to pay over asking, AND allow the seller to still live in the house for 30 days after closing… However, we are welcoming back a time where there is more than one home those sellers would consider moving to once they sell. Life is better when it's balanced. I always say I wish I had a crystal ball, but since I don't, my advice is the timing right now is perfect. Buyers finally have options, and though we are seeing a leveling of listing prices, most clients on either side are happy with the *almost* return of normalcy.
