The North Georgia real estate market is shifting, with more homes hitting the market and strong buyer activity driving an increase in pending sales. Here’s what buyers and sellers need to know.
Market Trends
Month-over-month, inventory and new listings have increased, giving buyers more options. Pending sales have surged, indicating strong demand, and closed sales are on the rise. As a result, the market is trending back toward a seller’s market, with a lower supply of available homes. Year-over-year, inventory has grown significantly, with more homes for sale than this time last year. However, closed sales have declined, and homes are taking longer to sell. With more choices available, buyers are being more selective, and the percentage of homes under contract has dropped.
What This Means for Sellers
Nearly half of all homes that sold included price reductions, and sellers are receiving less of their original asking price. Homes are also staying on the market longer, averaging about 70 days before selling. Competitive pricing and strategic home preparation are more important than ever to attract serious buyers.
What This Means for Buyers
With more inventory, buyers have greater negotiating power and a higher likelihood of securing seller concessions. Over half of recent sales included seller-paid concessions, making homeownership more affordable. While fewer sellers are getting their full asking price, home values remain strong.
