Flowers are blooming, birds are chirping, and the spring real estate market is here. This past weekend, I saw an increase in traffic and I am contributing that to the fabulous weather we had. Downtown cities like Gainesville, Buford, Cumming, and Flowery Branch were hustling and bustling with visitors. It was warm enough to get out onto Lake Lanier for a cruise with the family. I saw strollers with sweet babies going to local parks and smiles on so many faces. Ahhhh, what the sunshine and some vitamin D will do for the soul! We are so blessed to live in beautiful North Georgia where we get to experience all four seasons. I hope you and yours get out and enjoy this area we get to call home.

This market is changing DAILY! On a good note - overall, listings are up. However, in certain price ranges, we are still seeing shortages. Nationally, pending sales are up and that is encouraging. Rates actually dipped a bit last week as well to improve the situation even more. The National Association of Realtors just named Atlanta the 2023 “market to watch.” The hype will certainly head north and into our local markets. Across the country, east coast home prices are still rising while our west coast counterparts have started declining in value. Why the difference? Lots of people are moving down south! Florida and Georgia continue to grow from the movement out of California, Chicago, and New York. To sum it up, I think Q2-Q4 2023 will still be great for our local real estate market!

Congratulations to our friends in Dahlonega! Southern Living magazine has named Dahlonega the best small town in Georgia for 2023. North Georgia College has had my heart since the year 2000. It's been fantastic to watch this sleepy little town emerge into the amazing destination it is today.
