Spring has sprung! I love this time of year when flowers are blooming, birds are chirping, and the cold of winter is officially gone. It's time to get outside and walk your dogs (meet my fur baby, Laney), work in your yard, and start enjoying all your beautiful outdoor entertaining spaces. Of course, you'll have to wash the pollen off first! So welcome spring, welcome kids playing outside until the sun goes down, and welcome the warmth and rebirth this season brings.

As you know, spring has traditionally been a wonderful time to sell your home. This spring is no different. However, for the first time in a couple of years we are seeing inventory rise in certain price ranges. In our market, luxury priced homes ($750K+) have over 2 months of supply. Days on the market are rising in this price range too. From $500K-$750K we have around 1 month of supply, and from $250K-499K we have around 15 days of supply. Rising rates will continue to slow things down a bit and create a leveling-out of prices over the next year or more.

BUYERS - I've got a tip for you! To be competitive with cash offers, speak to your lender about a TBD loan, or a fully underwritten loan, before you start looking at homes. Because you are fully underwritten and ready to go, you can almost match cash offers with little to no financing contingencies.
