As the air turns crisp and the leaves continue to fall, I’m reminded why I love this season in North Georgia. November always brings a mix of gratitude, gathering, and gearing up for the holidays — and this month’s newsletter is packed with just that!
We’re diving into a few local events you won’t want to miss, a market update that gives perspective on what’s really happening as we close out the year, and a feature on a local plumber who might come in handy as the temps drop. (Because frozen pipes are never on anyone’s holiday wish list!) I’m also excited to introduce a brand-new townhome community on Riverside Drive, along with some beautiful new listings that showcase what makes our area so special. And for my fellow food lovers — I made it to CHR Steakhouse, and it did not disappoint. Great atmosphere, perfectly cooked steak, and the kind of service that makes you want to linger a little longer. Definitely worth adding to your date night rotation!

Market Trends
Across the northeast Georgia counties of Banks, Habersham, Hall, Rabun, Stephens, and White, the market continues to show movement in both directions. Fewer new listings came on the market this past month, and overall inventory slightly declined. However, more homes went under contract, signaling renewed buyer activity. Closed sales dipped compared to the previous month, increasing the overall supply to just over five months—still a light seller’s market.
Year over year, more homes have been listed, giving buyers more options. While inventory has grown, sales have kept pace, and prices have remained steady. The median sales price now sits around $385,000, showing that home values continue to hold strong despite increased competition among sellers.
For Buyers
Buyers are finding more opportunities this season. With listings staying on the market longer and sellers offering more concessions, there’s increased room for negotiation. Homes are taking roughly eight weeks to sell on average, providing time to explore options and make informed decisions.
For Sellers
Sellers face a more competitive landscape than last year. Many homes are seeing price adjustments, and fewer sellers are receiving their full asking price. Marketing strategy, presentation, and accurate pricing are now key to standing out. The good news? Demand is still active, and homes that are well-positioned continue to move.

The market in northeast Georgia is balancing out. Buyers are gaining leverage with more choices and negotiation power, while sellers must focus on pricing and presentation to capture attention. Whether buying or selling, preparation and strategy are now more important than ever.

Many of you may know my Director of Operations, Jamie Perez. She recently experienced what many homeowners have faced and all owners dread - coming home to a busted and overflowing water heater! Luckily, one of our trusted partners was able to save the day.
Jesse Adkins with AquaWorks Plumbing answered the call at 5:30 PM one evening and installed a new, better unit within 24 hours. He and his team took such great care of Jamie and I know they will do the same for you. She raved about their customer service, speed, and professionalism.

I’d rather not share the nasty video they took of what was flowing out of the tank once they removed it - but you can see some of it under the truck. YUCK! As we move into the season of gratitude, I want to take a moment to spotlight a need close to home. Georgia Mountain Food Bank is facing an emergency demand for food as more local families struggle to make ends meet. They serve five counties—including Hall—and right now, shelves are running low just as colder weather and the holidays approach.
To help meet this need, Hall County and the City of Gainesville have partnered with the Food Bank for a community-wide drive running through November 25th. Collection boxes are located at easy-to-access spots like the Gainesville Civic Center, Frances Meadows Aquatic Center, the downtown library, and several county fire stations and community centers.
If you’re able, please consider donating nonperishable, nutritious foods—think canned meats, vegetables, beans, rice, and whole-grain items—or make a monetary gift directly at gamountainfoodbank.org. Every $10 provides around 50 meals.
Even a small gesture can make a big impact for our neighbors this Thanksgiving season.

Have y’all got Thanksgiving all figured out? I’ve already attended our office Thanksgiving and it was fabulous as usual. Over 80 wonderful friends and colleagues gathered to break bread and dine on homemade goods. One treat really shined for me and it was a HUGE hit with no leftovers! Here’s one classic, yet new-to-us dish I’ll be adding to the Thanksgiving table.
Cranberry Salad

1 can whole cranberry sauce (w/berries)

1 large box cherry Jello

1 cup hot water

1 large can crushed pineapple (undrained)

1 large can mandarin oranges (drained)

1/2 cup pecan pieces
Mix Jello with hot water, then add cranberry sauce and mix well. Add pineapple, oranges, and pecan pieces. Put in serving dish and refrigerate overnight. DELISH!

Mark and I had the pleasure of visiting CHR Steak twice – on their opening night and once again just last week – and both experiences were top‐tier. Located at 126 Bradford St NE on the historic Gainesville Square, CHR presents an elevated steakhouse ambiance with dry-aged 28-day prime cuts and a thoughtfully curated wine & cocktail list.
The highlight for Mark was the spinalis (rib cap) steak, always his favorite, and it was cooked to perfection—succulent, richly flavored, and exactly what you’d hope for from a premium cut. As for me, the lobster macaroni and cheese side stole the show—creamy, indulgent, with just the right balance of lobster flavor and cheesiness. The cocktails were inventive and the wine list strong, making it easy to linger and enjoy the evening.
If you’re looking for a special night out in the Gainesville area—whether celebrating a milestone, entertaining clients, or just treating yourself—CHR Steak is definitely worth adding to your rotation.
