Market Trends
The Northeast Georgia market is shifting toward balance. New listings have increased significantly month-over-month, inventory continues to build, and homes moving to pending status are up as well — signaling active buyer interest. Year-over-year, we now sit at approximately 6 and a half months of supply, which officially puts us in balanced market territory after a prolonged stretch of seller-favored conditions.
For Buyers
This is the most favorable buying environment in recent memory for this region. More homes are available, sellers are taking longer to sell — an average of 69 days on market — and nearly half of all closings now include seller-paid concessions. Buyers are successfully negotiating, and those who are prepared and pre-approved are finding real leverage at the table.
For Sellers
Competition among sellers is real and rising. Homes that closed last year sold for roughly 94 cents on the dollar relative to original asking price, and the median sales price has decreased year-over-year. More than half of all listings did not sell — a meaningful signal that pricing and condition remain the deciding factors between a successful sale and an extended, frustrating market experience.
Bottom Line
The spring market is active and full of opportunity — for both sides. Buyers have more choices and more negotiating power than they have in years. Sellers who price correctly from day one and present their home well are still closing successfully. The market rewards preparation and penalizes wishful thinking. Whether you are buying or selling this spring, strategy matters more than ever.

Before you toss those overripe bananas — make these first. This simple recipe has become a staple in my kitchen, and I have a feeling it will in yours too. Perfect as a grab-and-go breakfast, an afternoon snack, or an honest excuse to eat chocolate chips before noon.
