I can't believe we are celebrating Christmas already!  2023 has flown by for me and I’m truly blessed to share this season of abundance with you.  As the holiday draws near, I hope we all take some time to help those in need.  If you are reading this newsletter, you are blessed!  You have a roof over your head (thanks for letting me sell that to you) and a warm bed at night.  So many people in our community do not have such basic needs met. Let's all keep those less fortunate in mind this season.  Below, I have a list of great ways to help in the community this winter.

As we end 2023 together, I want to say “thank you” for allowing me to serve you this year and beyond.  I’m truly grateful for the amazing referrals of family and friends you continue to send my way.  This is the lifeline of my business!  I am feeling super positive about real estate in 2024 and can't wait to see what the future holds.

We are ending the year with some good news regarding interest rates.  For the fifth week in a row, rates have decreased. Most credible sources agree that we will continue to see rate drops well into 2024.  The FHA (Federal Housing Authority) announced they are raising the conforming loan amount to $766,550.  These two factors will allow buyers to borrow at lower costs with more favorable terms.  October data from NAR research noted pending sales fell.  I suspect November followed suit, but we may see an uptick in both pending sales and loan applications in December.

 
 

This month I'd like to highlight two Gainesville establishments that I'd love to see end on a high note!  At the end of 2023, we will say goodbye to Tim and Tina Roberts, the owners of 2 Dog Restaurant for the past 27 years.  They have sold to my sweet friends, Dharma and Paresh Patel (owners of Sweet Magnolias and The Collegiate Grill).  Be sure to drop in this month to thank the Roberts for all their years of dishing up fantastically interesting meals!  The Meal with chicken and avocado will forever be my favorite.

Just this week, Connie Rock announced she will close her storefront location of Purchase Effect.  To know Connie is to love her!  We initially connected over curly hair and our love for downtown Gainesville.  When she added Charleston Shoe company to her store, I knew our friendship was meant to be!  Connie is an encourager and has attended and supported all my open house events at Clarendon Commons and Forrest Vue.  Purchase Effect brick-and-mortar will be open through the end of the year.  Shop small with Connie this Christmas!

 
 
 
 

As a busy mom and wife who likes to craft, I am always looking for simple and easy projects.  Another thing you should know about me is that I have no sense of smell!  However, I always want my home to smell good, especially at Christmas time.  The first year we moved into our home I decided our terrace-level tree would have a more homemade feel.  It would be where we hung all the ornaments friends gave us and that the kids made.  These ornaments made the perfect addition to my traditional tree that year.  Would you believe 5 years later they still look and smell amazing?!
