The market showed mixed signals this month. Fewer new listings and less available inventory came to market, while homes under contract also declined, signaling a short-term slowdown in activity. At the same time, closed sales increased and overall supply tightened to just over four months, which continues to favor sellers—though at a more balanced pace than before. Year over year, inventory has grown and marketing times have lengthened, creating more visible competition among sellers.
For Buyers
Buyers are gaining leverage. Homes are staying on the market longer, more sellers are offering concessions, and price reductions have become increasingly common. Median seller concessions climbed to $9,000, and fewer sellers are achieving full asking price. This creates real opportunities for buyers who are prepared, patient, and strategic.
For Sellers
Seller competition is rising. Pricing and condition matter more than ever, as more listings are failing to sell and sellers are accepting less of their original asking price. Homes that are well-positioned are still selling, but those that miss the mark are sitting longer and often adjusting. The key to success right now is accurate pricing, strong presentation, and a smart marketing plan from day one.
