Market Trends
Across Banks, Habersham, Hall, Rabun, Stephens, and White counties, the market showed a mixed pace this past month. New listings slowed again, and total inventory edged downward. At the same time, more properties went under contract, pointing to steady buyer engagement even as the season shifts. Closed sales slipped from the previous month, nudging overall supply to just over five months—still reflective of a mild seller-leaning environment.
For Buyers
This season continues to open doors for buyers. Listings are sitting longer, and many sellers are willing to offer concessions, creating more chances to negotiate favorable terms. With homes taking around eight weeks to secure a contract, buyers have breathing room to compare options and make confident decisions.
For Sellers
Sellers are navigating a more competitive atmosphere than a year ago. Price adjustments are common, and fewer sellers are achieving full list price. Strong marketing, polished presentation, and strategic pricing are now essential to drawing attention. The encouraging news is that demand remains present—well-prepared homes continue to attract motivated buyers.
Bottom Line
Northeast Georgia’s market is finding its equilibrium. Buyers are gaining leverage with increased options and negotiating power, while sellers must rely on smart pricing and standout presentation to rise above the competition. Many closed deals include concessions, underscoring the importance of accurate pricing and exceptional condition when aiming to capture today’s buyers.

Spreading Joy in Hall County

This year, I’m proud to share that our Keller Williams Lanier Partners office is an official Toys for Tots drop-off location—and we’d love your help in making Christmas a little brighter for local children. Toys for Tots is a nationally recognized program run by the U.S. Marine Corps Reserve. Since 1947, their mission has been simple and powerful: collect new, unwrapped toys and distribute them to children who might otherwise go without a gift at Christmastime. Beyond toys, the organization aims to deliver a message of hope, reminding children and families that their community cares about them.
Donate a new, unwrapped toy for children ages infant through teen. Every single gift—no matter how small—makes a difference to a child right here in our community.

There are so many great holiday events this month, it’s hard to share only a few! Check out the ones I’ll be attending.
What I’m really excited about is that Gainesville’s Atlanta Botanical Garden is hosting its first-ever holiday lights this year with Gainesville Glows: Lanterns & Lights. The display runs Nov 20, 2025 – Jan 4, 2026 on select nights from 5–10 PM. The garden is lit with lantern installations, glowing woodland scenes, a light tunnel, and fire pits for s’mores. A really nice way to slow down, walk the paths, and get into the season.

I’ve been serving chess cake at my family gatherings for years! It’s an easy, low ingredient, fuss-free desert that you can make the day ahead. It stores well and tastes fresh for days to come. Cut into squares and enjoy!
Chess Cake

1 TBLS flour, or as needed to coat the pan

1 package yellow cake mix

4 large eggs, divided

1 C butter, melted, divided

1 8oz package cream cheese, softened

4 C confectioners' sugar
Combine ingredients as instructed. Bake for 1 hour, and VIOLA! A true crowd-pleasing dessert perfect for the holidays.
